When arranging a mortgage, it is important to look at the other costs you may be incurring
Whilst many lenders do offer products that have free legals and free valuations, they may not be available to you or there could be a more competitive deal out there for you that doesn't have these points included.
It's also important to understand the difference between the lenders services that they offerand external services that you could pay for seperately
Standard Mortgage Valuation - No matter what type of mortgage you are looking to arrange, some type of valuation will need to be done. This allows the lender to assess the properties suitability as security for a loan. It is important to remember that this is not an in depth structural survey.
Homebuyers Survey - The HomeBuyers report provides an overview of the structure and condition of the property. The HomeBuyers report is recommended for conventional, newer homes, which are in reasonable condition. It will not detail every single aspect of the building, but it does spotlight urgent matters that have a substantial effect on the value of the property and need attending to or further investigation and will include and will include all major sections of a property that are visible to the surveyor.
Building Survey - This is more detailed than the HomeBuyer Report and is commonly used where a more thorough investigation is required, particularly for old or unusual properties.
